FACILITIES

Level access to three-storey Victorian town house located under 100m to the beach with sea and castle views.

Ground floor: slate tiled large hall, carpeted sitting room, carpeted dining room, slate tiled cloakroom with WC, slate tiled kitchen and breakfast/sunroom.

First floor: 1 large double aspect carpeted super-king room, 1 carpeted twin room with adult-size single beds, 1 carpeted bunk-bed vaulted ceiling room with adult-size single mattresses and 1 slate tiled family shower room with walk-in thermostatic shower and WC.

Second floor: 1 large double aspect carpeted super-king room with dressing area, sitting area (which doubles as a nursery) and wood-effect floored en-suite with free standing bath, separate thermostatic shower and WC.

Sleeps a maximum of 8 persons plus 1 infant. Children welcome and dog friendly   (1-2 toilet trained and well-behaved dogs allowed on the ground floor only).

Enclosed, private garden with outdoor dining table, a large umbrella and lighting.

Gas central heating, underfloor heating in kitchen and instant hot water.

Parking (free and unrestricted) directly opposite the house on the road with off-road parking under 40m further along the road.

AMENITIES

A comprehensive list of items, provided for your use during your stay, hopefully to help you save on packing: 

Wi-Fi

Internet broadband is EE Full Fibre (5G).  There are further discs and back-up on the upper floors to ensure a good signal throughout the house.

The wi-fi code can be found on a card on the back of the router or in the Aeolian Information for Guests folder.

BASIC AND USEFUL ITEMS

Hand soap, shower gel, conditioning shampoo in all bathrooms along with toilet paper and air fresheners.

All bathroom towels, tea towels, hand towels along with beach specific towels (please do not take bathroom towels to the beach).

Hairdryers in all bedrooms apart from the bunk-bed room, an iron and ironing board.

Binoculars in the front bedrooms (please do not remove), a small sewing kit, a small tool kit, a first aid box, 2 umbrellas and 3 wind-up torches.

Dishwasher tablets, washing-up liquid and sponges, non-bio detergent and conditioner, a rotary airer and pegs, an indoor clothes airer and hot water bottles.

Beach items – 2 picnic hamper/cool boxes, freezer ice packs, beach bag and rug.

DVDs, board games, books (leaflets of attractions in the local and wider area).

Salt and pepper mills, vinegar and oil bottles.

A welcome selection of teas/coffees/sugars, semi-skimmed milk and Welsh cakes.

Under stairs - vacuum, floor mop, broom, wash basket, clothes airer, electricity supply circuit panel which also contains a fire extinguisher.

SITTING ROOM

Large 4-seater sofa, medium 2-seater sofa, 2 armchairs with cushions and throws.

Large oak coffee table, 2 occasional tables, tall lamps and a large oak bookcase with a selection of books, cookbooks and DVDs.

Wall mounted 43” Sony Bravia Smart TV, Sony Smart Blu-Ray DVD player, remote controls.

Fineway electric stove heater, 1 radiator, floor rug and EE Router.

Dimmable LED spotlights and shutters in bay window.

DINING ROOM

Large oak table with bench seating, two shell dining chairs, bench cushions, 1 radiator and floor rug.

Oak dresser with boardgames, a chess set, spare bulbs and batteries, local attractions leaflets, guest book and Aeolian Information for Guests Folder.

Oak butcher’s block, standard lamp, Majority Homerton Bluetooth smart radio with DAB+, FM and CD player.

Dimmable light fitting, roller blind and voile curtains in French doors leading to the garden.

Vanity unit, WC and LED mirror, 2 spotlights with sliding inset door.

KITCHEN

Fitted white gloss kitchen units with driftwood work surfaces.

Under floor heating thermostat – please do not adjust.

16 place dinnerware – plates, side plates, breakfast bowls, dessert bowls, various serving bowls.

16 of each – knives, forks, dessert spoons and teaspoons. Also table spoons.

6 vintage Habitat cups and saucers, sugar bowl, milk jug and teapot.

Large selection of mugs and wooden bread boards.

Large selection of glasses – tall tumblers, wine glasses and champagne flutes plus a water jug.

Children’s melamine dinnerware, various tumblers, bowls and cutlery.

5-piece saucepan set, colander, a wok with cover, 2 sauté/frying pans, 2 pizza trays, various baking trays and roasting tins. 

Bake ware – muffin trays, 2 circular cake tins, rolling pin and cookie cutters.

Egg cups, cheese grater, small ramekins and bamboo trays.

Weighing scales, pestle and mortar, champagne bucket and cheese dome.  

Various safety knives, wooden spoons, salad bowl and serving fork/spoon, cooking utensils, winged corkscrew, bottle opener, garlic press, apple corer, kitchen scissors and tea strainers.

BREAKFAST/SUN ROOM

Twin Velux windows and double doors leading to the garden. Side door is kept locked.

GARDEN

Completely enclosed, private garden with high wooden fences mainly laid with limestone slabs with a service gate.

Architectural shrubs and trees planted and in containers.

Large dining table with integrated backrest seating.  Barbeque not supplied. 

Disposable BBQs can be used on the beach.

Outside lighting and waterproof electricity sockets.

3m large umbrella and rotary airer – please replace covers at the end of your stay.

3-seater bench outside French doors.

Outside the service gate is the large green Veolia bin for both black and clear refuse bags.

SUPER-KING ROOM

Zip and link super-king size (180cm x 190cm) divan bed with 1200 pocket-sprung mattresses (medium to firm) with 90cm high headboards.

2 white bedside cabinets, 2 chain-pull bedside lamps, a white dressing table, dressing table mirror and upholstered stool, a white double wardrobe with wooden hangers, a tall white chest of drawers with a large Japanese style mirror above and a small mahogany nursing chair.

TWIN ROOM

2 sprung-divan full single size (90cm x 190cm) divan beds with memory foam mattresses (medium) with 51cm high headboards.

2 white bedside cabinets, 2 chain-pull bedside lamps, a bucket chair, a white double wardrobe with wooden hangers and an oak dressing table with upholstered stool and wall hung mirror above.

A central light fitting and 1 radiator.

Fire blanket behind door and floor to ceiling linen black-out curtains.

BUNK-BED ROOM

2 air-sprung 600 pocket memory foam full single size (90 x 190cm) mattresses (medium) within a sturdy pine bunk-bed frame featuring pine sidebars and an attached ladder.

1 wall hung ladder shelf with access from both beds featuring touch lamps and shelf storage, I large thick rug at the side of the bunk, 1 chair, 1 circular mirror, 1 whale hook picture, 1 large oak tallboy with 5 drawers and wooden hangers on a large, reclaimed wood coat rail.

Vaulted ceiling, pocket window with slate sill and marine artwork and beam hung stars.

Dimmable spotlights and 1 upright radiator.

Fire blanket behind door and shutters.  

SHOWER ROOM

Walk in thermostatic shower with rainfall head and separate riser.

Vanity unit, tall storage cupboard, ceramic sink and WC.

1 upright towel dryer/radiator, 1 sunshine LED de-misting mirror with shaver point, 2 spotlights.

The central heating gas-combi boiler is housed in the recessed cupboard.

Limestone walls and roman blind.

SECOND FLOOR

At the foot of the stairs to the second floor is the first and second floor central heating thermostat.

The landing to the second floor has a large Velux window with views down the Llŷn Peninsula coastline, Criccieth town and the rock formation behind the house known as the Dinas.

Fire extinguisher and Velux blind.

SUPER-KING MASTER BEDROOM

Zip and link super-king size (180cm x 200cm) divan bed with 1200 pocket-sprung mattresses (medium to firm) with 90cm high headboards.

2 white bedside cabinets, 2 chain-pull bedside lamps, a white dressing table, large dressing table mirror and upholstered stool, a white double wardrobe with wooden hangers, a long white chest of drawers, 2 armchairs with footstools and an oak blanket chest.

Free standing double ended bathtub with Velux window above.

Thermostatic shower with rainfall head and separate riser in 100cm x 800cm glass enclosure.

Vanity unit, ceramic sink and WC.

1 upright towel dryer/radiator, 1 sunshine LED de-misting mirror with shaver point, 3 spotlights.

‘Ludlow’ tiled walls and Velux blind.

ITEMS PROVIDED FOR GUESTS WITH VERY SMALL CHILDREN

1 HAUCK travel cot and 7cm thick mattress (60cm x 120cm) – please request when booking, advise which room you would like it set up and please bring own bedding.

1 wooden highchair and a changing mat.

A stairgate is permanently fitted at the foot of the ground floor stairs and we have 1 more for either of the two larger bedrooms (fittings already on doors).

Toddler safe dinnerware and cutlery.

Children’s DVDs, books and plug-in night lights.   

BEDS AND BEDDING

We prefer not to separate the super-king beds but will on special request.

Winter bedding – we provide 10.5 tog goose feather/down or 10.5 tog anti-allergenic duvets. We provide duck feather/down or anti-allergy pillows. 

Summer bedding – we provide 7.5 tog goose feather/down or 7.5 tog anti-allergenic bedding for ease of washing. We provide duck feather/down or anti-allergy pillows.
