This elegant Georgian country house stands in its own extensive grounds in a sunny elevated position on the east side of the Conwy Valley, overlooking the Conwy river and with spectacular views of Snowdonia.

James and Caroline Burt offer a friendly welcome and a relaxed setting for guests. Featuring a wide range of fresh, local produce, the menus are as stunning as the views.

We usually have special 3 day mid week breaks available from Tuesday to Friday. Most Saturdays we have weddings. We close Sunday evenings and all day on Monday.

    Location
    Plas Maenan is a privately owned renovated country house, originally built in the early 20th century, located in the Conwy Valley, North Wales with spectacular views across the valley. Grid reference is SH7866. It is 10 miles away from the North Wales coast at Llandudno.

    The house is situated 400 meters from a main trunk road, the A470, and approached on a privately owned single track tarmac driveway with a steep incline and passing places. From the gates of the house the surface is gravel.


    Transport
    ľ Easily accessible by car, motorbike and bicycle.
    ľ 3 miles from Llanrwst, a market town.
    ľ 9 miles from the main railway station in Llandudno Junction.
    ľ Nearest local train station is 600 meters and is a request stop service with 4 trains a day from the main line station down the Conwy Valley. No taxis need to walk from the local train station up the drive.
    ľ Many taxis available in the towns.
    ľ Local public bus service stops at the end of the drive up to the house.

    Facilities
    The age of the house and geological nature of the foundations are a challenge in the provision of easy access into the house. Further work is underway as well as a feasibility study of the use of suitable ramps. Planning permission for a disabled access has been applied for.

    ľ At the front entrance there are 7 marble steps into the house, hand rail in situ, plus one shallow step in to the hallway.
    ľ Entering the house there is easy access, on the flat, into the lounge and small dining room and a further two steps, with a handrail, to access reception and toilets.
    ľ There is a side entrance into the coffee shop with 6 concrete steps. There is one shallow step fro m the Coffee Shop in to the lounge.
    ľ Entrances into the lounge and dining rooms are wide enough for wheelchairs, Zimmer frames and pushchairs.
    ľ Assistance is available for guests with luggage.

    All bedrooms are located on the first floor and are accessible by 2 flights of carpeted stairs (19 steps in total with a landing mid-way).
    There are 3 suites (a double, a family and twin bedded suite), a studio suite (accessed down 4 steps) which can sleep 6 people and in addition there are 4 double rooms. The suites have a bath and walk in shower. The double rooms have a bath and hand held shower over the bath primarily a hair washing facility.

    Each suite has a kitchenette area. Double rooms are provided with a kettle and a hospitality tray (tea, coffee, sugar and milk).

    Dining arrangements
    ľ 4 different areas for eating: small dining room, large music room for functions, garden room and conservatory with spectacular views. Weather permitting light refreshments may be served outside.
    ľ Extensive menu including vegetarian dishes - courses individually priced.
    ľ People with dietary requirements can be catered for.

    ľ Young children are only welcomed at weddings and private functions.
